For synthetic deck we have come to the conclusion that AZEK/TimberTech brand of decking is the best choice for our NW climate.
Cedar is the traditional decking of the NW. It is naturally resistant to rot. We install cedar with premium 3" deck screws through the surface. Expect to replace this surface every 12-15 years.
IPE is a Brazilian hardwood with a celebrated reputation for beauty and longevity. It has naturally tropical look to it that can be enhanced and maintained by proper use of a oil stain. This super dense wood can be installed with hidden fasteners. IPE has a 35+ year life span.
All wooden decks have to be maintained yearly. Expect to spend at least one day a year cleaning and staining. An unstained wood deck will "silver" and won't last nearly as long as one that is properly maintained. Synthetic decks won't require the staining, but it is always a good idea to clean them off once a year.
Joist tape goes between the decking and the structural joists and is an option we offer. What does it do? It keeps water and debris from sitting on the joists which leads to degradation and decay. Essentially, it helps the joist system to last much longer. We strongly suggest using it if you installing a decking that you expect to last 20 or more years.
This is another option that clients often choose. It is a trim board that usually runs around the border of a deck. It helps to give the deck an inlayed and more finished look than without.
We will do the permitting process for you. We assemble the plot map, construction plans as well as any as-builts the engineer may need. This covers all typical permit fees and city documentation. The typical permit cost completely done by us is $4200. Engineering is not included in this cost. Depending on the scale, engineering could be for $500 - $1200. We have been allowing tow to three months to complete the permittiing process due to the unpredictable of the COVID restrictions have created in city offices.
Handrails are one of the major expenses of an elevated deck. Handrails are required when any deck is thirty inches off of the ground. That being said, we highly recommend them when the deck level is eighteen inches off of the ground or more.
We can install aluminum picket handrails in addition to stainless steal cable handrails with an aluminum frame. Both styles can be mounted on top of the deck or on the side of the deck (facia mounted). Facia mounting adds approximately $100 per post. These styles of handrails will last a life time with little maintenance.
Wood handrails are typically cedar 4x4 posts bolted onto the deck frame with the approperate hardware. The sections of handrail in-between the posts can be your typical 2x2 cedar picket, an aluminum picket, hogwire panels, horizontal boards or anything you can dream up. The posts for a wooden handrails should last twenty plus years. Yearly maintenance is required.
You bet! We typically build planter boxes with pressure treated frame and clad them to match the decking selection because, of course, you'll want them to match.
