What can i expect for $42 per square foot?
Reach out to Scott in anyway you like to communicate. Some basic information will help. Share a picture and if possible the dimensions of the deck. How high off of the ground is it? Do you know when it was built?
The consultation should determine if your structure is a good candidate for resurfacing. Scott will come to your home for a site visit. He will look over the deck and check the structural integrity and longevity.
Scott looks at the posts and post connections. Are they straight and solid? The support beam is it sagging or rotting Does the beam need replacing? The joist that carries the deck boards. Are they structurally sound? Are they spaced more than 16" apart? Scott also evaluates any stairs. Usually, staircases need to be replaced.
What is included is the removal and disposal of the current deck board and debris created. New pressure-treated 2x4s are laminated to the existing joists. This gives us a new piece of lumber to fasten the new decking to. We can also plan down the new 2x4s to create a flat deck. Joist tape is installed over both joists protecting both joists from further water damage. TimberTech's Terrain decking is installed over the taped joists. We use premium stainless steel hidden fasteners meant for TimberTech decks. A matching fascia piece is included to cover the joist system.
Any major leveling of the deck. New footing or missing connecting ties. Box steps are $52 LF while new staircases have to be assessed. Leaving your existing handrail is included although more reinforcements may cost more. Also, if we have to walk 1000'+ to the project that may cost a bit more.
This is where years of experience come in. An educated guess will have to do. Typically an in-the-dirt deck frame will last over 25 years. An estimate will have to do. Every project is different. If we get to do the project we will inspect the frame once the deck board are removed. Our estimate will be close.
The Pacific Northwest is a wet environment. I have seen a lot of products not do well here. TimberTech's 4-sided wrap keeps water not only from intruding from the top but also from wicking up from the wet joists below. Made up of 80% recycled materials is environmentally responsible. Yes. TimberTech's Terrain Collection is the most economical composite decking I believe should be installed in our NW climate. The whole line of 4 sided capped decking TimberTech produces is great. I personally highly recommend the capped polymer (PVC) decking. Capped polymer decking is a forever product.
